Title Abstracts

An abstract of title, or title search, briefly summarizes the various activities affecting ownership of a parcel of land. When a person or business agrees to purchase real estate, that person or business arranges for an examination of the history of the property’s title.  A title search is conducted to determine that the seller of the property in fact owns the property and has a free-and-clear, or merchantable,  title. 

Real Estate Closings

This is the final step in executing a real estate transaction and is usually several weeks after the offer is formally accepted. Upon signing all the necessary legal documents, ownership of the property is transferred to the buyer. In most jurisdictions ownership is officially transferred when a deed from the seller is delivered to the buyer.


Notarial Services

At 110 Title we offer a full range of services including, but not limited to,  deed preparation, power of attorney preparation, and general notary certifications. A Notary Public must see proof of identity in the form of a valid drivers license or passport for all transactions to ensure validity.  An official journal of documents notarized must also be kept.

Title Opinions

A title opinion is a letter, certificate, or other writing containing a report regarding title to real property and all encumbrances upon it, as of a certain date and time. A title opinion is not the same thing as title insurance.

1031 Tax Exchanges

Under Section 1031 of the Internal Revenue Service, the exchange of two assets of like kind, even if of different quality, that are used for a business or for investment purposes. Tax-free exchanges also apply if one sells an asset with the intention to use the proceeds to buy a similar asset.

Title Examinations

In real estate, a title examination is done to ensure the validity of title. This is done before the sale of property to ensure that there are no title flaws throughout the chain of title.

Powers of Attorney

This is a written authorization to represent or act on another’s behalf in private affairs, business, or some other legal matter.


A donation is a legal document which transfers legal ownership from one party to another.  In an active donation, a gift can be made and transferred from one person to another or from a person to an entity.

Title Insurance

An insurance policy that protects a policy holder from future challenges to the title, which could result in loss of the property.
